The Art of the Negotiation

When making an offer in today’s market it’s important to avoid “low balling” and getting into a “back in forth” or dickering mode. The art of the negotiation is to avoid negotiating all together. The right Realtor advises the buyer to make an offer in the “sweet spot” that is low enough to satisfy the buyer but strong enough to be accepted by the seller. This comes with knowing the market, knowing the value of the property through comparable sales research and knowing as much about the seller’s situation as possible.

An experienced Realtor should be able to advise. Once you are there and the offer is made, you hold like William Wallace (Braveheart) has shouted the order. The key is to find that area that is strong enough to not warrant a counter and “stand fast.” In 2025 we at Kraus Home Team (KHT) have seen sellers in more cases than not come back and accept the initial offer after countering. 

With more inventory on the market today, the scales are leaning in favor of the buyer. But sellers don’t fret, if you bought before the pandemic, you have plenty of equity and you are going to have a nice return on your investment. 

The key is finding an agent that has mastered the art of the negotiation and has a strong track record using this method.
